Buying a home in a RERA-registered project: what to verify before you sign

Title records, encumbrance, approvals and the RERA registration certificate — the verification checklist every buyer should run.

Why RERA registration matters

Under the Real Estate (Regulation and Development) Act, 2016, promoters of residential and commercial projects must register with the state authority before advertising or selling. Allotment agreements in unregistered projects expose buyers to avoidable risk, and state authorities routinely direct refunds with interest where registration formalities are breached.

The verification checklist

Check the RERA registration number and the sanctioned plans recorded with the authority. Ask for the encumbrance certificate, the khata/title documents, and approved building plan. Verify the carpet area, the payment schedule and the promised completion date against the agreement for sale before registration.

Common gaps

Buyers often sign where the carpet area differs from the plan, or where the possession date is left vague. Read the agreement for sale line by line, and record any assured amenities in writing.
